Regular maintenance is the cheapest way to protect your home and avoid emergency repairs. Many homeowners budget roughly 1% to 2% of their home's value per year for maintenance and repairs. Use this home maintenance checklist to stay ahead of problems all year long.

Monthly tasks

  • Check and replace HVAC filters as needed (often every 1 to 3 months).
  • Test smoke and carbon monoxide alarms.
  • Clean the kitchen sink disposal and range hood filter.
  • Check under sinks for leaks.
  • Run water in unused sinks and showers to keep drain traps filled.

Spring home maintenance

  • Inspect the roof from the ground for winter damage: missing shingles and damaged flashing.
  • Clean gutters and downspouts and check that water drains away from the foundation.
  • Service the air conditioner before the first hot day.
  • Check exterior paint, siding and caulk around windows and doors.
  • Inspect the foundation for new cracks or signs of water.
  • Test the sump pump by pouring water into the pit.
  • Turn on outdoor faucets and check for leaks from freeze damage.
  • Clean window screens and repair tears.
  • Check decks and fences for rot, loose boards and protruding nails.

Summer

  • Clean the dryer vent duct to reduce fire risk.
  • Inspect and clean the deck, and reseal if water no longer beads up.
  • Trim trees and shrubs away from the house.
  • Check for pest activity such as termites, ants and wasp nests.
  • Clean ceiling fans and check that they spin counterclockwise for cooling.

Fall home maintenance

Fall is the most important season. See our detailed fall home maintenance checklist. Highlights:

  • Service the furnace or heat pump.
  • Clean gutters again after the leaves drop.
  • Shut off and drain outdoor faucets.
  • Have chimneys inspected.
  • Seal drafts with caulk and weatherstripping.

Winter

  • Watch for ice dams and icicles along the roof edge.
  • Keep the thermostat set to at least 55°F if you travel, to help prevent frozen pipes.
  • Check the attic for leaks or condensation.
  • Keep snow away from vents, the furnace exhaust and the dryer vent.
  • Test your generator, if you have one, and never run it indoors or in a garage.

Annual tasks

  • Flush the water heater per the manufacturer's instructions.
  • Have the septic system inspected on the schedule your local health department recommends.
  • Review your homeowners insurance coverage.
  • Locate and test the main water shutoff valve.
